Price and volume both increased! Last week, Hangzhou sold a total of 1,253 commercial residential units.

According to CRIC data, last week (3.30-4.5), Hangzhou’s new home market saw both volume and price rise. Across the city, a total of 1,253 units of commercial residential properties were sold, a 29% increase month-over-month. The average transaction price was 34,003 yuan per square meter, up 6% month-over-month.

In the transaction unit price ranking, the top three projects were: Jinshang Wanhui Mansion at 79,506 yuan/㎡, Chenmao Mansion at 78,796 yuan/㎡, and Yuanqi Guanchao Mansion at 78,098 yuan/㎡.

In the total transaction price ranking, the top three projects were: Jinshang Wanhui Mansion at 26.70 million yuan per unit, Yunqi Qianwan at 24.57 million yuan per unit, and Yuanqi Guanchao Mansion at 20.40 million yuan per unit.

Since its opening, Jinshang Wanhui Mansion’s popularity has not waned. In the CRIC Good Housing Review website’s January hot-selling ranking, Jinshang Wanhui Mansion was the #1 project in Hangzhou’s Shangcheng District by total sales price.

According to the CRIC Good Housing Review evaluation, Jinshang Wanhui Mansion is a high value-for-money luxury home that focuses on the scarcity of the main urban area and product completeness. Its core advantages include an extremely high space-efficiency ratio, top-tier interior decoration brands, and canal-view landscape resources. It is suitable for improvement-oriented buyers who prioritize space efficiency, trust the Binjiang brand, and have a work-and-life radius covering East Station or Qianjiang New Town.

Last week’s sold listings in Hangzhou’s main urban area were mainly concentrated in the two districts of Xihu and Gongshu.

Among them, Gongshu District sold 149 units, accounting for more than 30% of the total transactions in the main urban area. As a weekly regional transaction hotspot, the improvement project in Canal New Town—Minglanli—showed impressive sales: 51 units were sold last week, with an average price of 3.16W/㎡, becoming the main driving project for regional transactions.
