Minhang Meilong New Development! Residential construction area of 219,000 square meters, potentially creating a high-rise community

Shanghai Jinshen Li Yu Recently, the detailed control plan adjustment proposals for multiple units in Meilong Community and Wujing Community, Minhang District, have been announced.

Among them, the addition of three residential land parcels in Yonglian Area of Meilong Community is the biggest highlight of this planning adjustment.

According to the announcement, the three new residential land parcels are located in Yonglian Area, Unit 07 of Meilong Community, with a total transfer area of approximately 113,900 square meters.

Based on the plot ratio, it is estimated that approximately 219,000 square meters of residential building area will be provided in the future. The specific indicators are as follows:

Plot 05B-03: Class III residential cluster land, with an area of 5,255.4 square meters, a plot ratio of 1.9, a building area of 99,852.6 square meters, and a maximum building height of 36 meters;

Plots 08-09: Class III residential cluster land, with an area of 17,608 square meters, a plot ratio of 1.8, a building area of 31,694.4 square meters, and a maximum building height of 36 meters;

Plot 09-07: Class III residential cluster land, with an area of 43,760 square meters, a plot ratio of 2.0, a building area of 87,520 square meters, and a maximum building height of 54 meters.

Additionally, considering the plot ratio, the 1.8-2.0 range indicates medium density. Combined with building height limits of 36-54 meters, it is expected to develop mid-rise or high-rise residential products.

Apart from residential land, the Yonglian Area also plans for scientific research and design land (plot ratio not exceeding 3.0, height limit 50 meters), community public service facilities (plot ratio 1.4-2.0, height limit 24-36 meters), and childcare land (plot ratio not exceeding 1.0, height limit 24 meters).

In terms of location, the three newly added residential parcels are situated in the Meilong section of Minhang, surrounded by main roads such as Jingdong Road and Jinghong Road, near the Outer Ring Expressway, with convenient transportation. Several mature residential communities already exist, but new housing supply is relatively scarce.

Furthermore, the publicly announced Caozhong Area (east to Hongmei South Road, south to Chijiang Alley Road - Longlv Road, west to Lianhua South Road, north to Jindu Road, covering about 112.65 hectares) mainly focuses on land use optimization.

On the west side of the high-voltage corridor, the originally planned scientific research and design land and industrial land are temporarily controlled as reserve land for urban development; on the east side of the high-voltage corridor, the commercial and office land in Plot 02-19A-02 is adjusted to affordable rental housing (plot ratio limit 2.1, height limit 36 meters), and the industrial land in Plot 02-09A-11 is adjusted to R&D land (plot ratio limit 3.0, height limit 50 meters).

The land designated for kindergartens, elementary schools, high schools, district hospitals, and rainwater facilities in the unit plan is temporarily controlled as reserve land for urban development. The commercial and rental residential land in Block 23 has been adjusted to public green space.
